How To Tell If Your Stucco, EIFS, or Dryvit System Needs to Be Treated

Depending upon the weathering of the surface and the integrity of the initial installation, the substrate should have approximately a ten-year time frame before the surface requires maintenance. You’ll know that the elements are deteriorating the integrity of the substrate once the surface becomes porous, which promotes hairline cracks that can develop into crumbling, buckling, or bubbling.

Pro Tip: An easy eye test to determine whether or not your substrate needs to be treated, is to check the extensiveness of water stains along areas where the water tends to run and pool. Some of these areas include the north side of your property that doesn’t get much, if any, sunlight, around window frames and along flower beds. This staining is usually black and/or brown in color and can hold moisture.

How To Maintain Your Stucco, EIFS, or Dryvit Substrate

Elastomeric coatings are the appropriate coating system for stucco repair.  This is due to the coating’s ability to expand and contract with the substrates, as well as allowing for adequate breathability.

Pro Tip: Due to the substrate’s expansion and contraction, these areas should not be painted with an acrylic-based coating system, as the paint will fail, as it is not formulated for this substrate type.

The Importance of Maintaining Your Stucco Substrate with an Elastomeric Coating

Elastomeric coatings are like a glove for your stucco, in that it provides a barrier for the surface to which it is applied to protect it from the elements. In essence, the coating system wraps the surface and prevents the substrate from continuing to weather.

Pro Tip:  Relatively speaking, elastomeric coatings are very thin and mimic the existing surface that they are being applied over, so it’s virtually unnoticeable. The existing texture of substrate and the aesthetic appearance will remain intact after being coated, so there is no need to be concerned about the new coating leveling out the texture of your system, or changing its appearance. Additionally, a flat finish can be applied, so that the surface doesn’t have a sheen.

Pro Tip:  Woodpecker holes can be a nuisance! Once LIME patches these holes, we can install hanging reflective streamers and/or owl statues to deter those pesky visitors.
