As an unincorporated community, Highlands Ranch is governed by Douglas County. It’s also identified as a census-designated-place. It holds the distinction of being the largest CDP in Colorado, with a population exceeding 96,000.
Originally claimed by France, the area was also under the control of the Spanish. In 1801, control was returned to France. The area was included in the Louisiana Purchase, bringing the area under the control of the United States in 1803.
The first recorded expedition into the area took place in 1820. While other locales in the Denver metro area began to be settled by 1859, the area of Highlands Ranch did not become permanently settled until around 1870.
A 1978 land parcel purchase by the Mission Viejo Company began what is now known as Highlands Ranch as a planned community. The layout included business as well as residential sections, schools and libraries, and park areas. The parks and residential neighborhoods were laid out to include space for bike paths.
